Time is not on your side. Are you considering selling your home? As the holidays approach people generally put the idea of marketing their home off until the “Spring Market”. Unfortunately, waiting until Spring could cost you a lot of money.

Real Estate continues to be a supply and demand business. Three years ago we were in a “Seller’s Market”. A “Seller’s Market” is defined as a time when there is less than a three month supply of homes on the market. Prices start to run up due to limited inventory. Sellers can demand their price. When the Smiths go home shopping and they only have a dozen homes to chose from, they are willing to pay a premium for the home they want. As inventory grows, pricing comes down. Sellers need to price their homes aggressively to make them stand out among the competition.

Sellers often wait for the magical “Spring Market”. Yes, more homes are often sold in the Spring months, but this past year showed a huge increase in an already overwhelmed market in the number of homes available during the Spring. Take a look at the following information:

  As you can see, the number of new listings hitting the market in Spring is substantially higher than the rest of the year. And, the number of homes that went under contract during the Spring months did not substantially or proportionately grow.

Selling your home is a big decision. All sellers want to get the highest and best price. If you want to price your home well and get the best pricing, put your home on the market now before everyone else does.
